Furnace installation pricing for DC, Maryland and Northern Virginia homes

What Does Furnace Installation Cost in the DMV, and Is It Worth It?

A new furnace is something you’ll live with for fifteen to twenty winters, so the price should make sense before it goes in. That price comes down to the efficiency you choose, how the new unit vents, where it sits in your home and what the ductwork needs. Nero’s Heating & Air prices all of it at a free home visit, in writing, and the number holds once you sign.

Where Most DMV Furnace Installs Land

Most gas furnace installations in Washington, DC, Maryland and Northern Virginia cost $3,800 to $10,000. Prices climb with efficiency, from a basic 80% furnace up to a premium 97% model. Venting, location and ductwork changes decide the rest. Nero’s Heating & Air quotes it free and in writing.

Inside Your Free Furnace Estimate

A member of our team looks over your current furnace, how it vents, the gas supply and the ductwork, and asks how the house has been heating. Rooms that never warm up and a gas bill that keeps climbing both shape the recommendation. You then see the furnaces that fit at each efficiency level, with a price beside each one.

The estimate comes in writing and becomes binding once you sign it. Take it home, compare it, ask questions. Nothing is ordered until you decide.

What Drives the Cost of a New Furnace

Efficiency Rating

An 80% furnace loses about 20 cents of every heating dollar out the flue, while a 95% model keeps nearly all of it. Through a DMV winter, that gap can trim roughly $200 to $400 a year off a typical gas bill, so the higher price usually earns itself back over several winters.

Venting Path

A standard furnace uses your existing flue. A high-efficiency one needs PVC venting out a wall or roof plus a drain, which takes more work in rowhouses and townhouses.

Furnace Size

Bigger isn’t better. A furnace with more output than the house needs runs in short bursts, wears faster and leaves far rooms uneven. Matching the output to your home keeps both the install price and the gas bill in line.

Install Location

A basement swap is the quickest job. Furnaces in DC townhouse closets, attics or crawl spaces take longer to remove and set, and an attic unit needs its condensate line routed so it can’t freeze.

Ductwork Fit

Undersized or leaky ducts keep a new furnace from delivering what you paid for. We check them at the estimate, so any fix is planned before the install, not discovered after.

Comfort Add-Ons

A whole-home humidifier makes dry winter air easier on skin and wood floors, and an aging air conditioner is often best replaced alongside the furnace so both run as a matched pair. Each adds to the total, by choice.

How Big a Furnace Does Your Home Need?

Furnace outputUsually fitsInstalled price
40,000–60,000 BTUCondos, rowhouses and smaller, tighter homes$3,800–$7,000
60,000–80,000 BTUMost 1,500 to 2,500 square foot homes$4,500–$8,500
80,000–100,000 BTULarger homes and older, draftier houses$5,500–$9,500
100,000 BTU and upBig homes with tall ceilings or extra levels$6,500–$10,000

Square footage gets you close. Insulation, window area and how drafty the house runs settle the final size, which is why we size the furnace at the home visit.

Repair or Replace? Try the $5,000 Rule

Multiply your furnace’s age by the repair quote. Under $5,000, fixing it usually makes sense. Over $5,000, a new furnace is worth pricing.

  • A twelve-year-old furnace needing a $250 ignitor comes to $3,000, so repair it.
  • An eighteen-year-old furnace needing a $900 inducer motor comes to $16,200, so price a replacement.

One exception skips the math: a cracked heat exchanger on a furnace past fifteen is a safety problem, and replacement is almost always the better call.

Furnace Installation Cost FAQs for DMV Homes

It runs at lower output most of the time, so heat comes on gently and rooms stay more even. It costs more up front. It’s worth it if you live with hot and cold spots or upstairs rooms that always lag.

If the air conditioner is past about ten years, often yes. Both systems share the blower and ductwork, one install visit covers both, and together they typically run $8,700 to $17,400. Here’s what goes into replacing the air conditioner at the same time.

It depends on your gas and electric rates and how your home is built. A heat pump heats and cools in one system, and many DMV homes keep the furnace as backup in a dual-fuel setup. Compare what a new heat pump costs before you decide.

Usually for part of one day. On most swaps the old furnace comes out in the morning and the new one is running by evening. A move to high-efficiency venting can add a second day.

If it’s past about fifteen years and the gas bills keep climbing, it’s worth pricing now. Replacing on your own schedule beats a rushed swap during a January cold snap.
