Tank or Tankless Starts With What the House Can Support

Choosing a new water heater is not only about picking between a tank and tankless model. The gas line, venting, available space and hot-water demand all shape what can be installed properly and what the job will actually involve.

We look at the existing setup before recommending either option. If you are replacing an older unit, our technicians also check what can stay, what needs to change and how that affects the job. You get a clear picture of the equipment, installation scope, and full price before we move forward with anything.

5 Signs It May Be Time to Replace Your Water Heater

Not every water heater problem means the tank is finished. Some faults are still worth repairing. Replacement becomes more likely when the problem is tied to the tank itself, repairs keep adding up, or the heater is no longer doing the job reliably.

The Tank Itself Is Leaking

Water from a valve or fitting can often be repaired. Water coming through the tank body is different. Once the tank has corroded through, replacing parts around it will not stop the leak.

Hot Water Runs Out Much Faster Than It Used To

If the household has not changed but the supply of hot water has, the heater may be losing capacity or struggling to recover properly. On an older unit, that can make replacement worth comparing with repair.

Repairs Are Starting to Stack Up

One failed component does not make a water heater old. Several repairs within a short period can. At that point, the question becomes how much more you want to put into the existing unit.

Rust or Corrosion Is Showing Up Around the Tank

Corrosion around the tank body, connections or fittings deserves a closer look. Surface rust does not always mean immediate replacement, but corrosion coming from the tank itself can point to deterioration that cannot be repaired.

The Heater Is Older and No Longer Reliable

Age matters more when it arrives with other problems. If an older water heater is leaking, recovering slowly, making more noise or needing repeated repairs, replacement can make more sense than continuing to fix one issue at a time.

How Much Does a Water Heater Replacement Cost?

A replacement estimate is free. Replacing a tank with a similar model is usually straightforward, so the price is easier to predict once the size and setup are confirmed.

Tankless replacement can vary more because the installation may need a larger gas line, new venting or added valves for future maintenance. We put the full price in writing before the work starts, and once you sign, that figure is fixed.

Tank or Tankless

The Minerals Decide More of This Than the Fuel Bill Does

Both work well in a DMV house and we install both. Tankless is not automatically the upgrade, and for a smaller household, it often does not pay back before it needs replacing. We would rather say that at the estimate than sell you the more expensive box.

Before You Replace a Water Heater

What Nero's Heating & Air Checks Before Quoting Either One

Two technicians connecting a new gas water heater, the old tank on a hand truck

We follow the gas line before mentioning tankless.

A tankless unit draws far more gas while running than the tank it replaces. If the supply pipe narrows on its way across the basement, that has to be in the quote, and finding it afterward is how a fixed price stops being fixed.

Isolation valves go on every tankless we install.

Descaling needs a pair of service valves for a pump to connect to. Installing them at installation costs very little, and leaving them out makes every future descale considerably more expensive, which is exactly why they are sometimes quietly omitted from a quote.

We Check Back After Six Months

The installation is not the last time you hear from us. Around six months later, Nero's Heating & Air follows up to see how the new water heater is performing, answer any questions and make sure everything is still working the way it should.

From the Estimate Visit to Hot Water

  1. Step 1.

We look at what feeds and vents the old one.

The gas line, the flue and the space around it. Those three decide which options are genuinely open to you before anything is priced.

  2. Step 2.

You see both options priced properly.

Tank and tankless, each with the work the house would actually need. Not a headline price with the connections left out.

  3. Step 3.

You get the written number and it holds.

The unit itself, the connections, the venting, the isolation valves and taking the old heater away. Binding from the moment you sign it.

  4. Step 4.

We install it, test it and set the temperature.

The unit is installed, venting checked, and delivered temperature measured at a faucet rather than assumed from the dial setting.

Anywhere a leak would damage something below it, which in practice means any heater not standing on a basement floor with a drain nearby. Codes vary by jurisdiction.

Often twice as long, twenty years against eight to twelve, but only where the descaling is genuinely done. Neglected, the gap closes considerably faster than people expect.

Fifty gallons covers most households of that size comfortably. Usage patterns matter more than headcount does, so two simultaneous showers move the answer further than an extra person would.

Not always in that exact spot. It is a great deal smaller, though it has to sit somewhere the new sealed venting can reach an outside wall sensibly.

It is possible with a small pump and a bucket, provided the isolation valves were installed in the first place. Without those valves it stops being a homeowner job entirely.

Tell us what you have and we will tell you what the house can take.
